Quirch Foods 146,000 SF Distribution Facility
A New Beginning for a 146,000 SF Facility
ServiceMaster By Glenn’s was selected to perform comprehensive mold remediation and HVAC cleaning within the administrative office areas of Quirch Foods’ approximately 146,000-square-foot distribution facility in Miami, Florida.
Quirch Foods, a leading food supplier serving independent retailers, foodservice providers, cruise lines, and the hospitality industry, was preparing the recently acquired facility for operations when unexpected environmental concerns presented a significant challenge.
The Work Behind The Transformation
Restoring the affected administrative offices required more than removing visibly contaminated materials. ServiceMaster By Glenn’s implemented a coordinated remediation strategy involving controlled containment, HEPA-filtered negative-air equipment, selective demolition, and detailed antimicrobial cleaning.
From offices and meeting rooms to concealed ceiling cavities and mechanical spaces, each phase required careful planning and coordination to address affected areas and prepare the facility for restoration.
Containment & Air Control
Before remediation began, our technicians established controlled work zones using containment barriers, airlocks, and decontamination chambers. HEPA-filtered negative-air equipment was strategically deployed to help prevent cross-contamination and maintain controlled conditions throughout the remediation process.
Removal of Affected Materials
Our crews carefully removed affected and non-salvageable materials, including drywall, doors, baseboards, and suspended ceiling components. Unaffected surfaces, furnishings, and equipment were properly masked and covered to protect them throughout the remediation process.
Detailed Hepa & Antimicrobial Cleaning
Our technicians performed comprehensive HEPA vacuuming, antimicrobial cleaning, and damp wiping of affected interior surfaces, including floors, carpets, and walls. Specialized fogging treatments were also applied as part of the remediation process to address microbial contamination.
The Mechanical Room Challenge
The facility's large storage and mechanical room presented an additional challenge due to the volume of materials and equipment left behind by the previous occupant.
Our technicians carefully sorted the contents, identifying items that could be salvaged and cleaned while removing non-salvageable, mold-affected materials.
Once the area was cleared, crews performed detailed HEPA vacuuming and antimicrobial cleaning of shelving, ceilings, structural components, and exposed building materials.
Above the Ceiling
A Critical Phase of the Remediation Process
One of the most extensive phases of the project involved removing affected ceiling tiles throughout the administrative offices, hallways, and meeting areas.
Removing the ceiling tiles provided access to concealed overhead spaces, allowing our technicians to address affected building components and perform detailed HEPA vacuuming and antimicrobial cleaning.
Following remediation, new ceiling tiles were installed, restoring the appearance of the office spaces and bringing this important phase of the project to completion.
Comprehensive HVAC Cleaning & Restoration
Addressing the mold contamination required more than surface-level remediation. Our team performed extensive cleaning and restoration of HVAC components throughout the facility, including rooftop air-handling units, ductwork, VAV boxes, registers, and diffusers.
20 Rooftop Air-Handling Units
Our technicians removed and cleaned blower wheels, carefully cleaned coils using compressed air and low-pressure cleaning methods, and replaced air filters while protecting sensitive electrical components.
13 Variable Air Volume (VAV) Boxes
Our team cleaned and disinfected 13 VAV boxes, using specialized equipment and techniques to address contamination within the HVAC distribution system.
Ductwork Cleaning & Repairs
Using air whips, compressed air, and HEPA-filtered negative-air equipment, technicians cleaned affected ductwork and associated components. Contaminated duct lining, duct board, and filter boxes were removed and replaced where required.
